Whereas a Homebuyers Survey and Valuation is designed with a typical property in mind - a building survey is designed specifically for one property. In certain circumstances a survey may be advisable. The surveyor will be instructed by you and will give detailed information about the present state of the property and likely future repairs. The survey will give you the surveyor's opinion and advice on any particular concerns you may have with the property.

If you are buying a larger or older property, which may have problems, it can pay dividends to have a building survey. It is considerably more expensive than a Homebuyers Survey and Valuation since it takes a lot longer to complete.

A full building survey will go into more detail and will comment on any defects. It will also make recommendations about how they should be put right. For example, do you need further specialist surveys (such as drainage or wiring tests?). It is tailored to your own and the property's needs allowing you to ask detailed questions of the surveyor.
